Challenge:

The idea was to design an Accessory Dwelling Unit that was no more than 750sqft above the clients’ garage, attached to the house, that didn’t affect the kitchen ceiling. They wanted a separate entry to the upstairs unit as well as a tub and separate shower in the ADU bathroom. They requested to adjust the powder room entry, which was originally accessible through the garage, to be a main house feature.

Recommendation:

The ADU living room and bedroom was adjusted to size and was left reasonable living space to account for the clients’ bathroom design. To account for the height of the ceiling joists in the kitchen, we consulted with the structural engineer on the project. Adjustments were made by adding a longer staircase and creating a pony wall on one side to allow for more light in the stairwell.

Result:

They were very pleased with the result and couldn’t be happier that when their daughter comes to visit with her family, they can all stay in this ADU comfortably and have privacy while still being close to the rest of the household. The opportunities are endless for the future of the use of this space! Passersby are amazed by how seamlessly the second story blends in—looking as though it was always part of the original home.
